Hardwood vs Engineered Flooring
Verdict: Solid hardwood can be refinished many times and can last generations. Engineered costs somewhat less and can be refinished only two or three times, depending on its wear layer thickness.
Solid hardwood is a single piece of wood, so you can sand and refinish it repeatedly. HomeGuide lists it at $11 to $25 per square foot installed and says it can last for generations. Refinishing costs $2 to $8 per square foot and is recommended every 7 to 10 years to restore its look.
Engineered flooring has a real wood veneer, called the wear layer, on top of plywood layers. A mid-range product runs $9 to $20 per square foot installed. Angi says a wear layer of 3 millimeters or thicker can be refinished two or three times, and the floor typically lasts about 25 to 30 years.

The calculator charges refinishing for hardwood on a 8.5 year cycle and for engineered floors twice per lifespan. It does not model moisture, pets or resale value, and it replaces engineered floors when their lifespan ends inside your period. Frequently asked questions
How many times can engineered hardwood be refinished?
Angi says two or three times at most, and only when the wear layer is 3 millimeters or thicker. Floors with a wear layer of 2 millimeters or less are too thin to sand.
How long does solid hardwood last?
HomeGuide says it can last for generations because it can be sanded and refinished repeatedly. The floor itself is not limited by a thin veneer, so refinishing every 7 to 10 years keeps it in service.
How much does refinishing cost?
HomeGuide lists $2 to $8 per square foot for hardwood refinishing. For a 500 square foot floor that is about $1,000 to $4,000 each time, depending on the work and finish.
Which is cheaper to install?
Engineered, in most quotes. HomeGuide lists mid-range engineered at $9 to $20 per square foot against $11 to $25 for solid hardwood, though the ranges overlap and species and finish move both.
